The Victoria Park Secondary Plan is being updated to ensure alignment with The London Plan and the maximum permitted building heights introduced through the 2024 Heights Review.
About this project
Currently, the policy framework within the Victoria Park Secondary Plan does not reflect the height permission or transit corridor directions established in The London Plan.
Although several properties fall within downtown place types, some of the updated maximum building heights will be lower than what those place types would typically permit. This approach is intended to create an appropriate transition in scale that respects Victoria Park and surrounding neighbourhoods.

North Policy Area
- The western portion of this Policy Area is in the Urban Place Type (previously Rapid Transit Corridor), within the Main Street segment
West Policy Area
- Richmond Street is a main street commercial corridor connecting to downtown. Clarence Street runs immediately adjacent to the park (removed and is a planned transit corridor).
