Introduction:

About this project:

City staff are currently seeking feedback from residents who live in developer-maintained subdivisions to identify key issues and needs, assess service quality and responsiveness, and gauge overall satisfaction with living conditions.

What are unassumed subdivisions?

Unassumed subdivisions are developer-maintained subdivisions currently managed by the land developer. These areas experience construction activity related to both home development, undertaken by home builders, and necessary infrastructure, as set out by the municipality.

In these areas, you might see unfinished sidewalks and curbs, homes under construction, limited landscaping, vacant lots and blocks that may be undeveloped or blocks that contain stockpile of dirt for an extended period of time.

The development of a developer-maintained subdivision is governed by a Subdivision Agreement between the developer and the City of London. This agreement details the responsibilities of each party and outlines the conditions that must be met before the City assumes full control of the subdivision.

How do I know if I live in a developer-maintained subdivision?

CityMap can help you find your location, check the status of your subdivision, and determine if you live in a developer-maintained subdivision.

To see if your subdivision is a developer-maintained subdivision, follow these steps on the CityMap platform:

1. Visit the CityMap platform.

2. Click on the ‘Layer list’ icon (three stacked squares) in the top right corner.

3. Scroll down to find ‘Subdivision Assumption Status’ and toggle it on.

  • Subdivisions highlighted in red indicate that you live in a developer-maintained subdivision or 'unassumed area'.
  • Subdivisions highlighted in purple signify a partial developer-maintained subdivision or 'unassumed area'.

Use the plus and minus signs in the top left corner to zoom in for more detail or get an overview of the map. Enter your address in the top left navigation bar to see if your home is in a developer-maintained subdivision or 'unassumed subdivision'.

Looking to get in touch about your new developer-maintained subdivision?

The City’s Neighbourhood’s Coordinator is dedicated to addressing concerns related to construction in newly developing areas. This role involves working closely with developers, builders, City of London Councillors, and city staff to address questions and issues in these evolving neighbourhoods. The coordinator aims to balance construction progress with resident satisfaction, facilitate effective communication, and support the growth of new communities.

Background:

We’re conducting a feedback form to better understand the concerns and needs of residents living in developer-maintained subdivisions. This feedback form will assess the quality and availability of services and measure overall satisfaction with living conditions in these areas.

Your feedback will be invaluable in helping the Planning & Development department prioritize necessary service improvements. By gaining insights into your experiences and expectations, the City of London can make informed decisions to address specific issues and enhance the quality of life in your community.

Please provide your comments in the feedback form below and feel free to share additional opportunities and challenges regarding unassumed subdivisions. This feedback form will be available until December 16, 2024, at 5 p.m.
